Moreover, the integration of GNSS-based survey results into GIS platforms and 3D cadastre models is presented as a promising approach to improving transparency, operational efficiency, and economic sustainability in urban land management. Keywords: land relations in Ukraine; GNSS and RTK technologies; cadastral data and 3D cadastre Today, the process of reforming land relations in Ukraine, especially within urban areas, poses difficult challenges for land surveying engineers. One of the most debatable and technically complex issues remains the arrangement of the territory under multi-apartment residential buildings. The specificity of such areas arises from the fact that they are not just geometry under the foundation, but a holistic space, which includes access roads, adjacent sites and complex engineering communications nodes. That is why the implementation of Global Navigation Satellite Systems (GNSS) methods has become not just a choice, but a provision for ensuring the proper accuracy of cadastral data. It is worth noting that classical geodesy using total stations, although it remains a reliable basis, in dense urban areas often faces limitations: the mandatory constant direct visibility between points and significant time costs for passing theodolite passes. In contrast, satellite boundaries cannot work autonomously. The use of RTK (real-time kinematics) technology has radically changed the approach to efficiency. The ability to receive coordinates with an error of 1-3 centimeters right "in the field" allows you to instantly check design solutions and draw boundaries in nature, which is critical when registering land rights for condominiums and privatizing plots for development. However, practical experience shows that working in the city has its pitfalls. The main enemy of GNSS measurements in residential areas is the phenomenon of multipath[1]. The signal, reflecting from tall buildings with a large area of glazing, can give disastrous results. The studied specialists solve this problem using multi- system techniques that simultaneously receive GPS, GLONASS, Galileo and BeiDou.
